Damage Restoration Before & After in Fort Lauderdale, FL

Anyone can post a photo of a drying fan. What actually matters is seeing what a room looked like when we walked in, and what it looked like when we handed the keys back. Every project below shows a real Fort Lauderdale restoration scenario: the water, the damage, the work we did, and the finished result. Photos speak louder than promises.

Kitchen Water Damage from a Burst Supply Line in Victoria Park

BeforeBeforeAfterAfter
Before: base cabinets and oak flooring soaked through after a supply line let go overnight. After: new maple lower cabinets, new porcelain tile, and a paint-matched finish on the unaffected uppers.

A braided stainless supply line under the sink split at the crimp around 2 a.m., and the homeowner woke to water running out the kitchen doorway. About 11 feet by 14 feet of hardwood and the lower cabinet boxes had absorbed enough water that drying them was not a real option. We extracted first, removed the floor and the lower cabinets, and set commercial drying equipment for six days until psychrometric readings (measuring the moisture in the air and inside the wall cavities) showed everything was genuinely dry, not just dry on the surface. Then our rebuild crew reinstalled, and the kitchen was back in service twelve days after the initial call.

Mold Remediation in a Rio Vista Laundry Room

BeforeBeforeAfterAfter
Before: Stachybotrys growth on the drywall behind the washer, fed by a slow drip on the hot-water line. After: clean drywall, new shutoff valves, and semigloss paint.

Fort Lauderdale’s humidity makes slow leaks dangerous because the moisture never really leaves on its own. This homeowner in Rio Vista noticed a musty smell every time the laundry room door stayed closed. We found a pinhole leak on a hot water line that had been feeding moisture into the drywall for months. The affected drywall and insulation came out under negative air containment, the framing was treated and dried, and we rebuilt the wall with new drywall, texture, and paint. Air sampling after the job confirmed spore counts were back to normal outdoor background levels.

Storm Water Intrusion Through a French Door in Coral Ridge

BeforeBeforeAfterAfter
Before: standing water and sodden carpet across a 220 square foot living space. After: new LVP flooring, a resealed threshold, and a fresh coat of paint on the lower drywall.

During a summer afternoon storm, wind-driven rain pushed under an older French door threshold that had lost its seal. The homeowners came home to about a half inch of water across the entire living area. We extracted that evening, removed the carpet and pad, and pulled the lower 12 inches of drywall where the water had wicked up. Four days of drying brought the slab and wall cavities back to dry standard. The rebuild included new luxury vinyl plank flooring, a fully resealed and reflashed door threshold, and repainting the affected walls.

Ceiling Collapse from a Second Floor Bathroom Over a First Floor Den in Poinsettia Heights

Before: a dropped ceiling, soaked insulation, and water-damaged hardwood below. After: new drywall ceiling, repainted walls, and refinished flooring.

An overfilled garden tub upstairs spilled long enough to saturate the ceiling cavity between floors. When a friend pressed a thumb into the sagging ceiling, it gave way. The collapse dumped soaked insulation and gypsum board onto the den furniture below. We contained the area, removed all the wet ceiling material and insulation, dried the joists and the wall cavities, and rebuilt the ceiling with new drywall. The hardwood floor dried in place without cupping, so we saved the homeowner the cost of a full floor replacement.

Water Heater Rupture in a Wrapped Garage off Bayview Drive

Technician checking moisture levels under water-damaged carpet with specialized equipment
Before: a failed 50 gallon tank soaked the garage wall and the shared laundry room wall behind it. After: new drywall, new baseboards, and a rebuilt plumbing chase.

Water heaters in Fort Lauderdale garages frequently fail around the eight to twelve year mark, and when a tank lets go it releases the entire contents. This one soaked the drywall on the garage wall and the shared wall facing the interior laundry room. We extracted the water, opened the walls on both sides, and ran dryers for four days. Then we re-insulated, hung new drywall, replaced the baseboards, and painted. We also documented everything with time-stamped photos so the homeowner had a clean paper trail for their insurance adjuster.

Sewage Backup in a Harbordale First Floor Half Bath

Technician performing professional water damage restoration and carpet water extraction services
Before: category 3 water across the bathroom floor and into the adjacent hallway carpet. After: new tile, new baseboard, and fully sanitized surfaces.

Category 3 water, or black water, is the classification the restoration industry uses for sewage and other grossly contaminated water. This is not a job where you mop up and move on. In Harbordale, a line backup pushed sewage across the bathroom floor and into the hallway carpet transition. We removed the tile and the contaminated carpet, disinfected the subfloor, and ran air scrubbers to pull particulates from the air. The rebuild was straightforward: new tile, new baseboards, and a hallway carpet patch that matched the existing pile.
